What do my Association fees cover?
The annual Common Expense Assessments include all street lighting; refuse collection; snow clearing on common sidewalks, walkways and parking areas; landscaping of Common Elements; maintenance, repair & replacement of the Common Elements or other improvements on the Property including any roadways that have not been accepted by the Township of White. Maintenance, repair and replacement of all fences and walls within the Condominium installed by the developer, insurance premiums; all costs and expenses incidental to the operation and administration of the Condo Association; and such other items that may from time to time be deemed appropriate by the Board.
Are there any active Special Assessments?
No. No active special assessments are being implemented at this time, however, in any assessment year, the Board may level Special Assessments to help with the cost of any unexpected repairs or replacements for which funds held in reserve may be inadequate.
What am I responsible for as a Unit Owner?
Each owner is responsible to perform all of the maintenance, repairs, and replacements that may be required within the boundaries of his own Unit, at his own expense, and in accordance with the requirements of the Master Deed, the By Laws, and any rules and regulations of the Association. Driveway aprons and areas within 4' from the dwelling are unit owner responsibility.
